Pathway to Homeownership

After over a decade of building new homes in communities across East Texas Sidar Builders remains dedicated to offering new home buyers a unique and simplified process for purchasing a new home. Allow us to walk you through each step of our home buying process so that you feel equipped and educated.

Sidar Builders Homes Visit:
Contact our new home sales team to schedule an appointment with our sales professionals at our Open House. They will help you choose the home of your dreams in one of our communities in Tyler and connect you with one of our preferred lenders.

New Home Selection:
We make designing your dream home easy! Our in-house design experts have hand-selected new home packages that suit a variety of design styles. You will select your interior and exterior options that pair well with your personal style. From modern to classic selections, we have beautiful options for you to choose from. Once you have discussed your new home options in one of our communities, you’ll select a floor plan that suits the needs of you and your family, discuss next steps, and walkthrough what you can expect in the coming weeks.

Lender Introduction:
To save you money and ensure you receive world-class service, Sidar Builders has established partnerships with a select group of mortgage lenders that we refer to as preferred lenders. While we do not offer in-house financing, we are certain financing your new home will be made easy through the efforts of these top-notch representatives. Be sure to ask our new home team to connect you with a preferred lender and any available incentives!

Contract & Construction Finalization:
It is almost time to break ground on your brand-new home! During your pre-construction meeting, your new home team will review all the details of your new home (including plans and costs) and go over the upcoming stages of your new home’s construction. Once your agreement is signed, we will lock in pricing and review your upcoming construction milestones.
Homebuyer Welcome Packet & New Home

Introduction:
At these Milestones, our new home team will walk you through your new home’s functions and give key information moving forward. You will also receive your estimated closing date, allowing you plenty of time to plan ahead!

Welcome Home Celebration:
Your home is complete! It is time to review your home’s features and warranties with our new home team. This meeting occurs within one week of closing and is mandatory for all Sidar Builders new home buyers. Our new home team will also discuss things you should do to maintain your home after you move in.

Closing Day:
It is time to approve and sign all closing documents, legally transferring ownership of your new home to your name. Our Professional Closers will walk you through each document and make sure that all signatures are accounted for. Closing on your home will take around one hour. Once complete, you will receive the keys to your new home!

Your New Home Warranty:
As a new Sidar Builders Homeowner, you can rest easy knowing that your home is fully covered by your included comprehensive new home warranty.

In most cases, all our floorplans can fit on any lot we provide. Please see your sales professional about our Featured, Upgraded, and Premium Lot Options.
Do I need a construction loan to build a home?
Sidar Builders is committed to investing ourselves into our subdivisions. In most cases we take the burden of providing a stress-free single closing at the end of the project so that you don’t have to worry about Construction Loans or Multiple Closings.
What's the first step?
Your first step is to visit our Open House, visit our Website Virtual Design Center or call us at (903) 402-2671 which will put you in contact with our team of Sales professionals. Our goal is to provide you with all the information and insight that you need, so that buying a home with Sidar Builders is an enjoyable, stress-free experience.
What kind of warranty is provided?
1-2-10 “StrucSure” Builder’s Warranty: 1 year – poor workmanship/faulty products from builder directly 2 years – Systems (HVAC, electrical, plumbing, etc.) 10 years – Foundation/Structural integrity of the home.
How long is the building process?
We are a systems builder, and with that comes predictable timelines and consistent communication thru our project management software portal and our professional staff. Typically, we can build your home from foundation to closing within 120 days.
Who is Sidar Builders? What is their level of experience?
Jimmy Reed and David Socia are the co-founders of Sidar Builders. Each has an impressive background that you can read about in the bio section. Together, they create a dynamic leadership team that allows them to provide quality homes at an affordable price.
Can I make changes?
We are a systems builder that cater to most any taste and lifestyle and we are constantly improving our options and selections based on feedback and ever evolving technology. However, in efforts to continue to provide safe, clean, and efficient homes and timelines we have outlined parameters for options, selections, and upgrades. Are there HOA and Deed Restrictions in Your Subdivisions?
We are always interested in preserving the harmony of our neighborhoods, however details of deed restrictions and availability of homeowners associations are subdivision specific. Please see your Sales professional for more details.
Are Sidar Builders' homes energy efficient?
Yes, we meet and exceed local and national energy efficiency standards including insulation, windows, doors, and envelope testing and inspections by the local municipality and third party energy inspectors.
